How do I schedule a tour?

You can schedule a tour right on the website by clicking Schedule a Tour and choosing a date and time that works for you. If you prefer, you can also call (209) 248-6000, email leasing@thegrant.com, or submit a contact form and the leasing team will help set it up. Please bring a valid government-issued photo ID when you arrive.

What are the guarantor or co-signer requirements for your community?

Guarantors need to show 5 times the rent Must reside in US.

What are the income or credit requirements?

Income qualification is 2.5 x the rent.

Is there an application fee?

Application fees, including the amount, refundability, and payment details, are outlined in the Community Cost Guide on the Floor Plans page.

What is the process for requesting reasonable accommodations or modifications?

Hines is committed to making the community accessible to people with disabilities. If you need a reasonable change to an apartment, community area, service, or policy because of a disability, you may ask the leasing team for an accommodation or modification. Hines will review the request and provide assistance as required by fair housing law.

How do I apply?

Move-In, Lease Terms

What lease terms do you offer?

Lease term options vary by availability and may include standard 12-month, 15-month longer, or flexible lease terms.

What is required on move-in day?

Move-in requirements typically include a valid photo ID, proof of renters insurance (if required), first payment, and completion of any move-in scheduling or elevator reservations, where applicable.

Do you offer furnished units?

Furnished Units are available upon request. The monthly price will vary based on what furnishings are requested.

Do you allow subletting or lease transfers?

We allow lease transfers but not subletting.

What is the notice period for non-renewal?

At least a 30 day notice is required.

Is smoking permitted on the property?

Smoking is not permitted in any multifamily property in Concord, CA.

Specific communities may have additional breed restrictions. In addition, we prohibit any aggressive animal and any dog with a history of biting, injuring any person or animal, or damaging property.

How many pets are allowed per apartment?

A maximum of two pets per apartment home are permitted.

Are service animals permitted?

Service animals are permitted as required by applicable law and are not subject to pet fees, deposits, or restrictions.

How do you handle emotional support animal (ESA) requests?

Emotional support animal requests are reviewed in accordance with applicable fair housing laws. Documentation may be required as part of the review process.

Downtown Concord/Todos Santos Plaza District Todos Santos historic 2.5 acre downtown plaza is the community gathering place of Concord. In 2018, the plaza was named one of three Great Places in California by the American Planning Association.

Todos Santos Plaza hosts a number of events, such as summer concerts, a farmer’s market, and others throughout the year. It is a wonderful place to enjoy an outdoor concert with the family or just enjoy a lunchtime stroll in the California sun. For those looking for a place to play or kick back, a lush public park occupies the plaza’s core. Dotted with picnic tables, benches and a children’s’ playground, the plaza boasts a medley of trees and has free plaza-wide Wi-Fi. Whether you’re visiting for a holiday, traveling for business or just passing through, Todos Santos Plaza is a must-visit in Concord.

During Concord’s recent 150th Anniversary, a bronze statue of Don Salvio Pacheco, its founder, was installed in the plaza. Todos Santos Plaza was dedicated in 1869 by founders Pacheco and Galindo.
